Palm Island Sold for $18.5 Million and $40 Million This Year. The Gap Isn't What You'd Guess.

Two waterfront estates changed hands on Palm Island in 2026. One closed at roughly $2,000 a square foot. The other closed at roughly $2,679 a square foot. Same island, same guard gate, same year, and a 34 percent spread in the number every buyer thinks tells them what a home is worth.

If you are comparing Palm Island to Star, Hibiscus, or the Venetian Islands using price per square foot as your yardstick, that spread should stop you. It did not happen because one house was better built than the other. It happened because price per square foot measures the wrong thing on this island, and the two trades this year make the actual mechanism visible in a way the median never does.

The Two Trades That Explain the Island

On July 21, 2026, a waterfront estate sold for $18.5 million to a company tied to Dana M. Kilburn. The seller, an entity called 288 SC LLC, had purchased the same 9,100-square-foot property in 2024 for $22 million. Two years, and the resale landed close to $2,000 a square foot against the seller's own basis. Oliver Lloyd of Douglas Elliman held the listing. Dina Goldentayer, also with Douglas Elliman, brought the buyer.

Set that trade next to what closed earlier in the year on the same island: a spec mansion that sold for $40 million, a record for Palm and Hibiscus Islands combined. Its listing agent recorded the sale at roughly $2,679 a square foot.

The 2024-to-2026 loss on the first property does not signal a cooling island. The seller's own broker described turnkey Miami mansions in the $20 million range as still very much in demand, and South Florida luxury sales in June 2026 were up 57 percent year over year. This was a decision about one specific lot, not a verdict on the submarket.

Why the Same Island Produced a 34 Percent Spread

The explanation is not construction quality or finish level. Both homes sit in the same architect tier, on the same island, in the same calendar year. The explanation is orientation.

At $22 million, the house on the port and highway side was priced on its address more than its view. Buyers at this level pay for what they see out the window every morning, and a view of shipping traffic and elevated roadway does not command the same premium as open bay and a skyline backdrop. The record sale had the water. That single variable did more to the per-square-foot number than any interior upgrade could.

This is the sentence worth carrying into any Palm Island showing: the listing sheet's price-per-square-foot column is not doing the work most buyers assume it is. What it actually reflects, more than square footage, is which water the lot faces and how much of the asking price is raw land versus what sits on top of it.

Three things are doing the real pricing work on this island, and none of them show up cleanly in a per-square-foot figure:

  • Land value versus improvement value. An older or dated structure on a premium lot can still command a premium price, because the buyer is pricing the ground, not the roof.
  • View corridor. Open bay and downtown skyline exposure prices differently than a port or highway-facing lot, even at identical square footage.
  • Scarcity of the parcel itself. Palm Island runs about 82 acres and is commonly described as holding around 136 homes and residences. That ceiling on inventory means a buyer is not just comparing this house to the one next door. They are comparing it to a fixed, slow-moving supply that rarely turns over.

The Comps Still Being Built

Anyone evaluating Palm Island right now is also evaluating what is under construction, because those projects will set the comparisons a 2027 buyer measures against.

A three-story modern estate designed by Choeff Levy Fischman is scheduled for completion in October 2026, with waterfront terraces, a resort-style pool, a rooftop entertainment level, a private dock, and a new seawall, with interiors by Casa Bella Design. On neighboring Hibiscus Island, a home designed by DOMO Architecture was completed earlier this year, in April 2026, on a 10,500-square-foot lot with 60 feet of water frontage, six bedrooms, and roughly 5,750 square feet under air conditioning. It has already joined the comp set buyers are measuring against. A third opportunity on Palm Island, called Casa Bahia, is being sold plans-included and ready to build, designed by Borges + Associates.

None of these are speculative in the sense of unknown outcome. Two are staked to a known completion date and one has already delivered, each with a known orientation, a known lot size, and a known architect. That means each becomes a fixed data point against which the next resale gets judged. A buyer touring the island today is not just pricing what exists. They are pricing what the Choeff Levy Fischman estate and the Casa Bahia build will make the next comparison look like once they close, on top of the DOMO Architecture home that has already set a new marker on Hibiscus.

What the Guard Gate Actually Buys You

Palm Island is a 24-hour guard-gated community, accessible only by land through the MacArthur Causeway. Homeowners voluntarily participate in a homeowners association that also covers Star and Hibiscus Islands, with dues of $500 a year funding shared amenities and lobbying efforts with the City of Miami Beach and Miami-Dade County.

That access model cuts both ways. The gate is a genuine asset for privacy and control over who enters. It is also a friction point that shows up after the contract is signed rather than before. Showings need coordination. Deliveries, movers, and contractors need to clear the same checkpoint as guests. Most buyers underestimate this until the first delivery window arrives and they realize the gate they valued for privacy is also the gate that governs logistics.

Reading a Palm Island Listing Like a Buyer Who Understands the Mechanism

Before treating a per-square-foot figure as the deciding number on any Palm Island listing, it is worth asking what that lot would list for if the structure were removed entirely, and how much of the current price is really the improvement sitting on top of the ground. It is worth asking which direction the primary living spaces face, since open bay and skyline exposure is doing more pricing work here than almost any other variable. And it is worth factoring the guard-gate tradeoff into the timeline for showings and move-in logistics before assuming privacy comes without cost.

Palm Island's own history underscores why land here has always outweighed the structure sitting on it. The island was created through dredging completed in 1922, the same project that produced neighboring Hibiscus and Star Islands, and its most famous resident, Al Capone, bought a home there in 1928 that eventually sold to a developer in 2021 for $10.75 million, nearly a century after he first arrived. The ground has outlasted every structure built on it. That is the frame worth keeping in mind before the per-square-foot number does the talking.
